Remodeling Tips for Historic Preservation Projects

If your property is 50 years old or older, if somebody famous once occupied it, or if your lot is in a historic district, you may be eligible for some hefty tax credits that will reimburse you for as much as 40% of our capital costs on a renovation project. That’s worth looking into!

  • The Federal Department of the Interior, National Park Service sets the guidelines for preservation work, and every state is required to have a State Historic Preservation Office (SHPO) staffed by preservationists who can provide technical assistance and help you secure these credits. These folks are your key to success.

  • Find out whether your work will be governed by local or federal guidelines, and what the design review process will be.

  • Work with a designer that knows the ropes! You must follow the rules, whether or not you qualify for preservation tax credits, or you won’t be able to pull a construction permit.

  • There are important design issues that come with trying to use an old house in new ways. It may be difficult to meet the building code and the preservation guidelines at the same time. Ask the preservationists at the state to help you find cost-effective solutions. They’ve got lots of great ideas, and there is usually no charge for their service.

Work only with architects and contractors who have years and years of experience with preservation projects, and work carefully. Your property is an important cultural asset for all of us!
